Dear Mr. Smith,

My name is Matthew Clark and I have been living in your flat for 1 year. I am writing to express my dissatisfaction with the rent increase you mentioned in your last letter.

As you know, I am a student here and the cost of living is very high in this city. Although I have tried to find a part-time job which can bring income, I have not received any offer because of the pandemic. So it will be difficult for me to manage my monthly budget if you increase the rent by 20%.

Besides, I cannot accept your price since it is much higher than that of the similar flats in the same building. More importantly, according to the agreement, you should notice me in at least 6 months before the increase. You should not break it.

I request you to reconsider your suggestion and abide by the agreement. I would be happy to renew the lease if you offer a reasonable price. However, in case you insist on that increase, I will prefer to find a new place.
